What is an enclosed patio room, and is it right for your patio?

An enclosed patio room in Yucca Valley closes in the patio you already have with uninsulated windows or screens, so you get a room that keeps out dust and bugs, and it's usually a seasonal space rather than one that's heated and cooled.

Most people who call us have a slab out back they barely use because the grit and the bugs win. The price mostly turns on the size of the room, the shape the slab or deck is in, how the room ties into your house and whether you want it ready for heating and cooling down the road. The schedule turns on any base repair and the permit. I can't price a tricky base from a photo, so the written estimate after my visit gives you the figure for your patio.

How can you tell your patio is ready to be closed in?

  • Dust on everything

If you sweep the patio and it's gritty again by the next afternoon, the open sides are letting dust and sand blow straight through. Waiting means more worn-out furniture and a space you slowly stop using.

  • Drips at the house wall

A stain or drip where an old cover or enclosure meets the house usually means the flashing, the metal strip that sheds water there, was done wrong or has given out. Left alone, that water gets into the wall and the repair grows.

  • A cracked or sloping slab

Cracks, a low spot that holds water or a slab that tips toward the house tell me the base needs a look before anything goes on it. Building on it as it is leads to doors that stick and gaps that leak.

  • Solarium installation

If you want as much daylight as you can get, with glass overhead as well as on the sides, a solarium may suit you better.

  • Patio cover installation

If your patio has no roof yet, or the one it has is sagging, a solid cover is the first piece and can be closed in later.

How we build an enclosed patio room

I start at the bottom, with the slab or deck, because a room is only as straight and dry as what it sits on. Then I look at where the room will meet the house, since that joint is where I've fixed the most leaks. Before we draw anything, we ask whether you'll ever want heating and cooling, because insulated walls, floor and roof and better windows are much easier to put in during the build, and adding them later often costs more. If you will, we plan for it now. Our crew then frames the room, sets the windows or screens and seals it to the house, and when we finish, I show you how to keep the door tracks and the drain holes in the frames clean.

Some patios need work around the room as well. If there's no roof over the slab yet, or the old one is tired, we start with patio cover installation and close it in from there. If you're after glass overhead for the most light, solarium installation is the better fit.

  • Built on your existing slab

If your slab is flat, solid and drains away from the house, we build right on it, which keeps the cost and the schedule down. Plenty of patios in good shape fit here.

  • New or repaired base first

If the slab is cracked or slopes toward the house, or the base is an old deck, we fix or replace it before the room goes up. It's more work up front, but it costs less than tearing out a leaking room later.

Why Yucca Valley homeowners call Yucca Valley Sunrooms & Patios for patio rooms

  • I look at the base myself

I come out for the estimate, and before that I spent years doing upkeep for a property management company, patching patio rooms and enclosures other people had built. That's why I look hardest at the slab and the house wall, since that's where most of those leaks started.

  • In business since 2017

We've been building these rooms since 2017, and plenty of our calls come from people who were told their spot was too tricky. We're licensed and insured.

  • We handle the permit side

When a job needs a permit, we prepare the paperwork, book the appointment with Yucca Valley's Building and Safety Department and meet the inspector on site. Any project there that disturbs the ground needs a Native Plant Permit and photos, so I note what's growing near your patio on the first visit.

On this job, what's under the room and where it meets the house matter most, so tell us about your patio and I'll come take a look.

What happens after you call about an enclosed patio room?

  1. Call or send a message

Call (760) 418-0263 or use the form, and we'll get back to you to set up a visit. A rough size for the patio helps me plan.

  2. I measure and ask questions

I come out, measure, look hard at the slab or deck and where the room meets the house, and ask how you plan to use the room. You then get a written estimate that spells out the room, any base work and what's included, so nothing about the price is a guess.

  3. We permit, build, then walk it

Once you're ready, we take care of the permit side with the right office, and our own crew builds the room while I check in at the key steps. At the end I walk the finished room with you.

Common questions

  • How much does an enclosed patio room cost in Yucca Valley?

Area price guides put a sunroom in San Bernardino at about $100 to $190 per square foot, and that's the going rate around here, not our quote. Bigger rooms that need a foundation and heating and air conditioning land at the high end, and one guide's figures leave out insulation, extending your heating or cooling, plumbing and permits. Your written estimate covers your own patio, base and room.

  • Should I get an enclosed patio or a four-season room?

Pick an enclosed patio if you're happy with a seasonal room open to the outside air, and a four-season room if you want temperature control. A four-season room is fully enclosed, heated and cooled, with all-weather windows. I'll ask how you really use your patio, and if the simpler room fits, that's the one I'll suggest.

  • How do I keep an enclosed patio room from getting too hot in Yucca Valley?

In a hot climate, the best way to cut the sun's heat is to block it before it reaches the glass, with shade on the outside such as a patio cover. Shade does less on east- and west-facing glass, where the sun sits low, so the glass matters too, since a spectrally selective coating, a thin layer on the glass, can hold back a large share of the sun's heat and keep the view clear.

  • Do I need a permit for an enclosed patio room in Yucca Valley?

Ask Yucca Valley's Building and Safety Department, which issues the permits for all residential structures in the Town of Yucca Valley. Its page says permits are submitted in person by appointment only, a rule it ties to COVID-19, so call (760) 365-0099 extension 302 to check how it works now. Your lot also has a limit on how much of it buildings and hard surfaces like driveways, patios and pools can cover, which matters if the room adds footprint.

  • Can a patio cover contractor legally enclose my patio in California?

Not under that license alone, because California's awning contractor classification covers awnings and patio covers, and patio enclosures aren't included in it. That's worth keeping in mind when you compare bids, since putting a roof over a patio and closing it in are different work in the state's eyes.

  • How do I take care of the sliding doors and windows in a patio enclosure?

Keep the tracks clean, and one enclosure maker's guide says to use a pure silicone spray, not an oil-based lubricant, which attracts dirt. The same guide says to keep the weep holes, the small drain openings in the frame, clear so water can drain, and with our dust that's worth doing every so often.
