What goes into a custom sunroom in Yucca Valley?

A custom sunroom in Yucca Valley, CA is an enclosed room added to your house, anything from a heated and cooled four season room to a screened porch with no windows, planned around how you'll actually use it.

Most folks who call us have a patio or a back corner they hardly use because it's too hot, too dusty or too buggy, and they want a room there without guessing which kind. The price moves mostly with the size, the room type, whether it needs a new foundation, and how much glass, insulation and heating and cooling go in, while the schedule turns on what the base needs and the permit, so your own number comes from the written estimate after I've seen the spot. We're based in Yucca Valley and build in Joshua Tree, Twentynine Palms, Palm Springs, Beaumont and other cities nearby, and when a job needs a permit we prepare the paperwork, book the appointment with the city or county office for your address and meet the inspector on site.

How do you know a custom sunroom is the right call?

  • Patio empty by afternoon

If the sun runs you off the patio by early afternoon, the space usually needs walls, glass and shade planned for this heat, not just a cover overhead. Wait, and it's another summer the best part of your yard sits empty.

  • Dust and bugs end evenings

When wind, dust or bugs send you inside every evening, the answer is often a simple screened or three season room rather than a full addition. The longer it waits, the longer you're working around space you already own.

  • A kit room won't fit

An odd roofline, an old slab or a tired deck usually means a stock room would leave a gap where it meets the house. That joint is where most leaks start, and fixing it later usually costs more than planning it right the first time.

  • Sunroom construction

If you already know the room you want, this is the full build from the base to the roof.

  • Sunroom remodeling

For an older room that leaks, bakes in summer or doesn't suit how you live anymore, we rework what's already there.

How we plan and build a custom sunroom

Custom means I start from how you want to live in the room, whether that's morning coffee, a winter office or a spot for the dog, and work back to the room type, the glass and the insulation. I'd rather get insulation into the first plan, because insulated windows, walls, floor and roof are much easier to put in while the room goes up, and opening walls later can cost more. Then I look hard at what the room will sit on and where it meets your house, since that's where I spent years fixing other people's leaks. Our crew preps the base, frames the room and ties it into your house wall, roofs it and seals the joint with metal flashing, sets the glass or screens, and cleans up before we leave.

Once the plan's settled, the build itself is the same sunroom construction we do on every room, start to finish. If you've already got a room that's close but not right, sunroom remodeling may make more sense than starting over, and I'll tell you if I think so.

  • Four season room

It's heated and cooled and has all weather windows, so it suits you if the room will be an office, a den or somewhere you'll sit in July and January. It's the one where getting insulation into the first plan matters most.

  • Three season room

It isn't heated or cooled and uses uninsulated windows or screens, so it fits spring and fall evenings and keeping the wind and dust out. If that's how you'll really use it, the simpler room is the right pick.

  • Screened room

A screened porch has no windows at all, just screens, so it suits warm nights when you want the air without the bugs. It's the lightest build of the three and often the easiest to fit onto an existing patio.

Why homeowners call Yucca Valley Sunrooms & Patios for custom rooms

  • The owner checks every base

I come out myself to measure and write the estimate, after years of fixing leaky patio rooms other people built while I worked for a property management company. I look hardest at the slab or deck and the joint with your house, because that's where those leaks started.

  • Our own crew since 2017

We've been building these rooms since 2017 with our own crew, and I check in at the key steps. That way the person who planned the tie-in to your house sees it go in.

  • Licensed and insured in California

We're licensed and insured. California's awning license covers awnings and patio covers but not patio enclosures, so it's fair to ask any contractor which license covers the enclosed room you're getting.

On a custom room, what's under it and where it meets your house matter most, so tell us about your spot and I'll come take a look.

What happens after you call about a custom sunroom?

  1. Call or send a message

Call (760) 418-0263 or send the form, and we'll set up a time for me to come out. A line or two about the spot helps me know what to look at.

  2. I measure and write it up

I measure, look hard at the slab or deck and where the room meets your house, and ask how you plan to use the room. Then you get a written estimate for the room we talked through.

  3. Permit, then our crew builds

Once you're ready, we take care of the permit side and our own crew builds the room. In Yucca Valley, the town plan checks the application and inspects the work for structural, fire and safety standards, so expect inspections along the way.

  4. Walk the finished room together

When the build's done, I walk the room with you and we look at the base and the joint with the house together. It's the best time to ask anything about care and use, while we're both standing in it.

Common questions

  • How much does a custom sunroom cost near Yucca Valley, CA?

A sunroom in the San Bernardino area usually costs about $100 to $190 per square foot, and larger rooms that need a foundation and heating and air conditioning land near the top of that. One price survey counts windows, siding, roofing, fixtures and electrical access but leaves out insulation, heating and cooling, plumbing and permits, so make sure the quotes you compare cover the same things. I'll go over what's in yours at the visit.

  • Who issues sunroom permits in Yucca Valley, and how do I apply?

The Town of Yucca Valley's Building and Safety Department issues permits for all residential structures, and applications are taken in person by appointment only at (760) 365-0099 extension 302. Projects that disturb the ground also need a Native Plant Permit and photos, so plan on that if your room needs digging for its base. The town keeps its permit applications and documents online.

  • How do I keep a sunroom cooler in summer?

Shade the glass with overhangs, awnings, shutters or trellises, and keep east and west windows to a minimum if cooling matters most to you. General shading guidance points out that overhangs work less well on east and west windows, so fewer windows on those sides is often the simpler fix. I check which way your wall faces before we settle on the glass.

  • Can a sunroom count as living space in California?

It can, but a sunroom used as living space has to meet the California Residential Code rules for habitable rooms, according to one California city's guide to the state code. That's one more reason I ask how you'll use the room before we plan the walls, windows and heating.

  • How do I know if my patio slab can take a sunroom?

Have it checked before anyone cuts or breaks it, because the same city guide advises finding out whether a slab is post tensioned, built with tightened steel cables running through it. Cutting one of those cables can be very dangerous and expensive to repair, which is why I look at the slab closely on the first visit.

  • Should a sunroom have its own heating and cooling system?

It can, and a sunroom industry standard describes a thermally isolated room, closed off from the house and heated or cooled by its own separate system. Ask which design a quote covers, since that changes both the comfort and the price. Whether yours needs one comes down to how often you'll sit in it in July and January, and that's one of the first things I'll ask.
